With all roofs there are always three options. Repair maintain and replace. Knowing which one to do can be tricky. The way we look at it is what is most cost effective and always try and maximize the return on your investment. This usually means repair and maintain. With a thorough maintenance which seals all likely leak sources IE.  Penetrations and drains pipe necks and cap metal joints, there is a very high likelihood of avoiding leas in the next rainy season. That being said if the roof membrane is letting water through in the field, which we are seeing a lot of this last year, then you will need to replace or restore.

Restoring the roof refers to restoring the waterproofing aspect of the roof. This can be done several different ways and is always less expensive than replacing. The different systems are silicone or acrylic coating over the existing roof and can be non-reinforced up to a fully reinforced system. All are warranted leak free systems and can have warranties up long as 25 years.

Knowing when roof repair / maintenance or when a complete reroofing project is the necessary project to move forward with. Which route you choose depends on a few aspects. As a property manager of an apartment complex or commercial property or HOA community manager, maintaining a proper roofing unit is crucial. – When was your last inspection?

– When was your last maintenance call?
